Homeowners Associations: Why Every Residential Area Should Have One

In many parts of the world, it’s very uncommon for homeowners, property owners, and financial community groups to have outside management companies handling their day-to-day business of running their buildings, financial assets, and other acquisitions. In fact, managers do everything from collecting maintenance checks, responding to homeowner issues, choosing the right payment designs, to hiring any home maintenance contractor.

Such maintenance platforms aren’t effective and could have so many pit falls. In the US the game is different. In order to improve on performance efficiency, many companies, especially those from Charlotte, North Carolina where I stay have resorted to working with professional Homeowner Associations (HOA).

These are usually corporations formed by property developers for the purpose of marketing, managing, and selling homes, assets, property, and many other things in a residential subdivision.

In Charlotte, NC for instance, HOA companies such as Cedar Management Group do much more than just manage properties. Because they are more experienced, professional, exposed, and service based, such companies have evolved to the management of communities, homeowner associations and condominiums as well as commercial associations.

They have well built social networks that allow them to share their insights and experience across the many result oriented social channels that we have today and positively influence everyone in the industry.

The thing is, because multiple parties will live under a complex, building, or property, all residents of condominiums should be equally be responsible for overall maintenance. These should include the following.

  • Landscaping
  • Swimming pools
  • Elevators
  • Parking garages
  • Fitness rooms
  • Social centers
  • Courts

But because parties might have hard time juggling all these with their daily chores, HOA fees and services will equally be very important.

The services of such companies are many and aren’t only limited to what we have seen. In fact for awesome efficiency, many professional companies of the kind will provide all these services.

  • Maintenance of common residential areas
  • Harmonizing/ reconciliation of financial asset
  • Setting out of common residential rules and covenants.
  • Choosing the type of structures to develop
  • Permit specific heights of fences, window coverings, and parking

The other services that such associations will offer include, choosing the types of paints you could use on your home, weather you can have a satellite dish, the types of pets you could keep, where you can air your laundry, and the exterior landscaping you can do.

In short every single thing that HOA and other associations of the kind do is to create an ideal environment for everyone that lives within the same vicinity. The good thing however is, there is freedom of choice but anyone who has to break these rules must convince HOA otherwise.

The truth is no matter where you live you are likely to be a subject to city ordinances. Such regulations cannot be faced alone. The very best thing to do is to work with homeowner associations, a simple proof that you are a law binding citizen.
